SINGAPORE—  Just within a month, another HDB maisonette at Toh Yi Drive in Bukit Timah has over taken the previous record holder, as the most expensive HDB executive resale flat in Singapore.

Property portal 99.co reported that a Toh Yi Drive HDB resale flat was sold at S$1.3 million transaction, a record-breaking deal in Singapore.

Located within the 10th to 12th floor in Blk 2 Toh Yi Drive, the HDB maisonette spanning 1,615 sq ft and was sold for a price psf of around S$805.

Built in 1988, the HDB maisonette is now around 34 years old and has around 64 years 9 months of remaining lease.

Earlier this month, another executive maisonette HDB flat, just opposite the new record-breaker’s block, was sold for S$1,290,800 or S$799 psf.

The property portal noted that another executive maisonette in 6 Toh Yi Drive, was sold in September 2022 for S$1.28m.

A search on another property portal Property Gurushows that two HDB executive maisonettes in the same block posted for sale, price range from S$1.4 to S$1.6million, and still “negotiable”.

Maisonettes: one of the rarest HDB properties

First built in the 1980s, HDB maisonettes are double-storey flats and come with high ceilings.

HDB eventually stopped building HDB maisonettes in 1995 when Executive Condos were introduced for the sandwiched class.

Hence these properties became one of the rarest types of HDB flats prized by potential buyers in resale market.

99.co also reported that another HDB maisonette at 287D Jurong East Street 21, was sold for S$1 million, become the most expensive HDB resale flat in the estate.

The property portal said as of 27 December, Among the 365 million-dollar HDB resale flats sold this year, 75 are HDB maisonettes.

Five-room HDB flat at SkyTerrace@Dawson was sold for S$1.418 million in July 2022

While Blk 2 Toh Yi Drive HDB maisonette takes the title of most expensive HDB executive resale flat, other type HDB properties have easily crossed the million-dollar mark.

Back in October 2022, another 4-room Housing HDB resale flat transaction shocked the entire housing market: a 1,001-sqft 4-room (Type S1) flat at the 46-48th floor of Blk 1D of Pinnacle@Duxton selling for S$1.37 million (S$1,369 psf).

According to property portal 99.co, a five-room HDB flat at SkyTerrace@Dawson, which has a period of 92 years and 10 months left on its lease, was sold for S$1.418 million for July 2022.
