Housing & Development Board (HDB) has launched 10,118 flats for sale today (22 November) under the Nov 2016 Build-To-Order (BTO) and Sale of Balance Flats (SBF) exercise.

HBD said that this is its largest joint BTO and SBF exercise for the year, comprising 5,110 BTO units and 5,008 SBF units across 25 towns/estates. This launch brings the total BTO supply in 2016 to 17,891 units. Together with the 10,178 balance flats offered in the May and Nov 2016 SBF exercises, a total of 28,069 flats will be launched in 2016.

A wide selection of flats, ranging from 2-room Flexi to Three-Generation (3Gen) flats, is available to meet the diverse housing needs of first-timers, second-timers, multi-generation families, elderly and singles.

The 5,110 BTO flats on offer are spread across nine projects. Three are in the non-mature town of Punggol, while another six are in the mature towns/estates of Bedok, Bidadari (Toa Payoh) and Kallang/Whampoa.

HDB noted that eligible first-timer families can enjoy up to $80,000 of housing grants, comprising the Additional CPF Housing Grant (AHG) (up to $40,000) and the Special CPF Housing Grant (SHG) (up to $40,000). With these grants, the selling prices of 2-room Flexi, 3-room, 4-room and 5-room flats start from $40,001, $94,000, $203,000 and $319,000 respectively.

HBD also said that in addition to the 5,110 BTO flats, HDB will offer 5,008 balance flats in 11 non-mature towns and 14 mature towns/estates under the Nov 2016 SBF exercise. They comprise 635 units of 2-room Flexi, 1,266 units of 3-room, 2,233 units of 4-room, 837 units of 5-room, 23 units of 3Gen, 13 units of executive flats and one unit of Multi-Generation flat.

Majority of the flats offered under the SBF exercise are reserved for first-timer families. Eligible first-timer singles may also apply for a 2-room Flexi flat in non-mature towns.

SBF flats come in a wide range of flat types, locations and selling prices. About 33% are already completed and the rest are under construction. Similar to BTO flats, SBF flats are also priced with a subsidy, and are priced considerably lower than the transacted prices of comparable resale flats in the vicinity.

Application for new flats launched in the Nov 2016 BTO and SBF exercise can be submitted online on the HDB InfoWEB from today, 22 Nov 2016 (Tuesday) to 28 Nov 2016 (Monday). Applicants can apply for only one flat type/category in one town under either the BTO or SBF exercise.

HBD reminds applicants who wish to take up an HDB housing loan for their flat purchase need to produce a valid HDB Loan Eligibility (HLE) Letter when they book a flat. HBD encouraged members of the public to apply for an HLE Letter early so that they can plan their flat purchase in advance. The HLE Letter will indicate the maximum loan that can be offered based on individuals’ financial situation. Applicants can check their loan eligibility and apply for an HLE letter at www.hdb.gov.sg/hleapply.

In February 2017, HDB will offer about 4,100 flats in Clementi, Punggol, Tampines and Woodlands. More information on the flats to be offered under the February 2017 BTO exercise is available on the HDB InfoWEB.
